We start with the site, the setbacks, and what you actually want the house to do. Massing and layout are tested against real constraints before anyone falls in love with a drawing — so the concept that gets approved is one that can be built to budget.
Construction documents are developed alongside the people who will build from them. Structural, civil, and MEP coordination happens before submittal rather than as an RFI six months later, and cost is understood before it is committed.
Plan check is where most residential projects lose months. We submit, track, and clear corrections in-house across LADBS and the county and coastal jurisdictions we work in — so nothing sits in a queue waiting for a consultant to respond.
One superintendent, one schedule, one number to call. Cabinetry and architectural millwork are made in our own shop by Nokowood, then installed by the same team — and you get a clear closeout package at the end, not a box of receipts.
